13. Is this a gated community?
Yes
14. What is the construction timeline and opening schedule?
The duration of construction will consist of an aggressive 24-month schedule. We anticipate completing construction in December of 2007.
15. When would I be able to take occupancy?
Early 2008
16. Will I be allowed to purchase multiple residences?
This is up to the developer's discretion.
17. During the construction period, can my contract be assigned to another prospective buyer?
Yes, at the discretion of the developer you may be able to assign the contract any time after 12 months from the date of the original contract signing and after at least 90% of the phase is sold out.
18. What if I decide to sell my residence?
The terms of ownership of your residence are exactly the same as with any condominium, including your right to sell it, either by yourself or through the real estate agency of your choice.
19. Is there assigned parking and can I purchase additional spaces or upgrade my assigned space?
Yes. All parking is assigned and there will be opportunities to upgrade your parking space and purchase an additional space.
20. Does every residence have a terrace?
Yes, all residences have terraces. The first floors have patio/terraces.
21. Will pets be allowed?
Yes. You may have a pet up to 38 lbs or two pets that are no more than 38 lbs combined.
22. What is the building security program?
The latest security not necessarily limited to surveillance, card readers, security staff, magnetic-locking devices, card-key entry, code access, key-fab systems, etc.
23. If I purchase a residence, may I rent it out on my own?
Yes, with certain restrictions. You may rent it yearly, as you would any other condominium. If you rent it for less than a full year, the minimum rental period per tenant is one month, and you cannot rent it for more than 120 days out of the year.
24. Will there be any special financing?
The developer is planning on having special financing opportunities for purchasers at Sail Club. Bank representatives will be on-site during the October 1 sales event and will be contacting purchasers to answer questions and begin the process of obtaining financing. Please note: all purchase agreements are non-contingent.
